Description

OPA & Rezoning Application to redevelop the site with a 14-storey residential building that contemplates 299 new units with a total proposed gross floor area of 23,373.34 square metres and a total proposed density of 7.03 times the area of the lot. The proposed unit mix will incorporate 67 one-bedroom units (22%), 202 two-bedroom units (67%), and 30 three-bedroom units (10%), for a total unit count of 299 dwelling units. A total of 1,196 square metres of amenity space will be provided and will consist of 598 square metres of indoor amenity space and 598 square metres of outdoor amenity space. The proposal includes a total of 126 vehicular parking spaces, comprising 112 resident spaces and 14 visitor spaces, located within a two-level underground parking garage. Future residents will have access to 225 bicycle parking spaces provided at-grade, with 21 short-term bicycle parking spaces for visitors and 204 long-term bicycle parking spaces for residents.
