Description

To alter the development standards (as approved under Site Specific Zoning By-law 918-2023) for the apartment building, by increasing the tower height and number of storeys (from 19-storeys (69 m) to 27-storeys (83.5 m)), increasing the maximum permitted gross floor area, and increasing the maximum permitted height projections of rooftop equipment, structures and elements. Also, to reduce the minimum required bicycle parking spaces and to reduce the required outdoor amenity spaces. In addition, to remove the required non-residential gross floor area requirement. The height and number of storeys of the podium will be reduced from 8-storeys (30.8 m) to 6-storeys (28.5 m). There will be a total of 243 purpose-built rental dwelling units on this lot. A related Site Plan Approval application (No. 22 192577 STE 12 SA) is currently under review and consideration. Note: the previous Minor Variance Application (File No. A0031/25TEY) approved the increase in tower height from 69 m to 83.5 m and the reduction in required non-residential gross floor area from 200 m2 to 0 m2.
