Description
To permit the development of a 21-storey building (Building A on the north-east corner of Lawrence Avenue East and Birchmount Road, an 8-storey mid-rise building (Building B) along the Birchmount Road frontage, a 7-storey mid-rise building (Building C), and a 6-storey mid-rise building (Building D) internal to the site. Additionally, a new public park is proposed along the Dulverton Road frontage having proposed size of 948 square metres. A previous Zoning By-law Amendment Application for the subject property was submitted in 2017, culminating with the Council enactment of By-laws 1137-2018 and 1139-2018 on July 23rd, 2018, permitting the development of 286 residential units in the form of a 21 and seven (7) storey apartment building and three (3) free standing, 3.5 storey townhouse buildings. On July 16, 2021, By-laws 632/633-2021 were approved to amend the original application by increasing the residential unit count from 286 units to 429 units in a similar building massing of apartment and townhouse units. The following refinements/amendments to the currently approved proposed development are as follows: 1. Adjustments to Buildings B, C and D (Building Heights from 7 storeys to 8 storeys for Building B, 3.5 storeys to 7 storeys to Building C and 3.5 storeys to 6 storeys for Building D) of Site-Specific By-laws 1137-2018/1138-2018 and 632-2021/633-2021. 2.To increase the overall number of residential suites from 429 to 488 (to be facilitated via the increased heights to Buildings B, C and D). 3. Modify the overall residential gross floor area from 24,000.00 square metres to approximately 27,000.00 square metres. No changes or reconstruction of any sort is being proposed to Building A.
