Description

An Official Plan and Zoning By-law Amendment application in order to redesignate the lands (from Regeneration Areas to Mixed Use Areas and Parks and Open Spaces) for a new GO Station as well as to permit an intensified mixed-use development which would include mid-rise and tall buildings (including 15 towers with heights ranging from 28 to 70-storeys). The redevelopment of this site would be completed in multiple phases with new public and private streets, a new public park (1.25 ha), and two Squares (Station Square (4,311 square metres) and Boulevard Square (3,358 square metres)). This proposal includes a total gross floor area of approximately 701,809 square metres which would be a combination of residential (584,932 square metres), commercial (63,444 square metres), retail (36,364 square metres), and institutional/other (17,071 square metres) uses on the lands municipally known as 2150 & 2194 Lake Shore Boulevard West and 23 Park Lawn Road. This proposal includes a total of 7,504 residential units and 4,422 vehicular parking spaces. Refer to File Number 20 146496 WET 03 SB for the related Draft Plan of Subdivision application in order to establish development blocks and new streets (a total of 10 blocks).

Linked lobbying registrations

These links are inferred by lobbyTO from file numbers and addresses named in the registration (task L2); the registry does not record which application a registration concerns.

Links between records are inferred by a model and are not reviewed by a person. Each link shows its score out of 1; moderate-confidence links (0.7 to 0.9) are wrong more often than high-confidence links. How links are scored

Comparison with similar applications

Lobbied applications are compared only with unlobbied applications of the same type, in the same ward, submitted in the same year and of the same size band (units or floor area from the description; sub-type for Committee of Adjustment files). Unlobbied applications are weighted to match the lobbied group. Raw lobbied versus unlobbied averages are not reported.

Submission to the first decision status seen in our daily loads (measured from launch). Approval and refusal rates are among applications with a recorded decision.

Large and complex applications attract both lobbying and longer reviews, and matching cannot remove every difference between applications, so a difference does not show that lobbying changed how an application was reviewed.

Lobbyists choose whom to contact, so a difference does not show a change of mind.
