Description

December 14 revisions. The proposed height of the building has been reduced to 22 metres. Two retail parking spaces have been provided. The proposed loading space has been relocated and the proposed bottle drop off has been removed. The Applicant, George Popper Architect Inc., has submitted a Rezoning Application (#16 210566 STE 30 OZ) and Site Plan Application (#16 270571 STE 30 SA) that proposes to develop the subject lands at 794 Gerrard Street East with a 6-storey, mixed-use building that measures 24.06 metres in height and will contain 58 residential units above 678 square metres of non-residential GFA. The proposed FSI for this development is 3.59. The proposal includes 38 vehicular parking spaces at grade (in a parking stacker system) and 62 bicycle parking spaces (including 6 within the City ROW). The proposal also includes 61 square metres of indoor amenity and 142 square metres of outdoor amenity space. Through their development application, the Applicant is proposing to change the southerly portion of Logan Avenue between Gerrard Street East and the private lane north of the subject site to a two-way street, rather than its current one-way, northbound only, configuration.

Linked lobbying registrations

These links are inferred by lobbyTO from file numbers and addresses named in the registration (task L2); the registry does not record which application a registration concerns.

Links between records are inferred by a model and are not reviewed by a person. Each link shows its score out of 1; moderate-confidence links (0.7 to 0.9) are wrong more often than high-confidence links. How links are scored

Comparison with similar applications

Lobbied applications are compared only with unlobbied applications of the same type, in the same ward, submitted in the same year and of the same size band (units or floor area from the description; sub-type for Committee of Adjustment files). Unlobbied applications are weighted to match the lobbied group. Raw lobbied versus unlobbied averages are not reported.

Submission to the first decision status seen in our daily loads (measured from launch). Approval and refusal rates are among applications with a recorded decision.

Large and complex applications attract both lobbying and longer reviews, and matching cannot remove every difference between applications, so a difference does not show that lobbying changed how an application was reviewed.

Lobbyists choose whom to contact, so a difference does not show a change of mind.
