Description

This application is for consent to sever the land into two residential lots for detached dwellings. The proposed lots are shown as Part 1 and Part 2 on the attached plan 66R-29329. The Committee of Adjustment approved the severance of the land into two lots in 2016, but the conveyance was not carried out within two years and the approval lapsed (File B0053/16SC). The Committee also approved variances to permit each lot to have a frontage of 11.05 m and a lot area of approximately 507 m2. The owner is now requesting consent to sever the land into two lots in the same configuration previously approved by the Committee of Adjustment.

Comparison with similar applications

Lobbied applications are compared only with unlobbied applications of the same type, in the same ward, submitted in the same year and of the same size band (units or floor area from the description; sub-type for Committee of Adjustment files). Unlobbied applications are weighted to match the lobbied group. Raw lobbied versus unlobbied averages are not reported.

Submission to hearing. Approval and refusal rates are among applications with a recorded decision.

Large and complex applications attract both lobbying and longer reviews, and matching cannot remove every difference between applications, so a difference does not show that lobbying changed how an application was reviewed.

Lobbyists choose whom to contact, so a difference does not show a change of mind.
