Description

This application is for consent to create easements over the land at 1340, 1350 and 1360 Danforth Road in favour of the land at 1346 Danforth Road. The owners of 1346 Danforth Road are proposing to develop the land with an 18-storey, 277-unit residential apartment building. The land at 1346 Danforth Road was created by severance from the land at 1340, 1350 and 1360 Danforth Road. The owners have determined that it is necessary to obtain easements over portions of the remainder land for the purposes of providing residents with access to the proposed building from Danforth Road, and access to various outdoor amenity areas on the properties. Toronto City Council passed By-law No. 392-2015 on April 2, 2015 to permit the proposed development (File No. 12 247037 ESC 38 OZ). The applicants also submitted an application for Site Plan Approval for the development (File No. 14 104488 ESC 38 SA).

Comparison with similar applications

Lobbied applications are compared only with unlobbied applications of the same type, in the same ward, submitted in the same year and of the same size band (units or floor area from the description; sub-type for Committee of Adjustment files). Unlobbied applications are weighted to match the lobbied group. Raw lobbied versus unlobbied averages are not reported.

Submission to hearing. Approval and refusal rates are among applications with a recorded decision.

Large and complex applications attract both lobbying and longer reviews, and matching cannot remove every difference between applications, so a difference does not show that lobbying changed how an application was reviewed.

Lobbyists choose whom to contact, so a difference does not show a change of mind.
