Description

This application is for variances for a proposed nine storey residential building with 99 dwelling units at 3655 Kingston Road. The development was the subject of a combined Official Plan and Zoning By-law Amendment application (File No. 15 245019 ESC 36 OZ). On October 4, 2017, City Council approved the application and adopted amendments to the Scarborough Village Community Zoning By-law No. 10010 and the Toronto Zoning By-law No. 569-2013 to permit the development. The Zoning By-law amendments were based on incorrect site statistics. As a result, the amendment to the Scarborough Village Community Zoning By-law is incorrect regarding the requirements for maximum Gross Floor Area, Lot Coverage and Floor Space Index; and the amendment to the Toronto Zoning By-law is incorrect regarding the requirement for maximum Lot Coverage. The owners of the property are seeking to correct these errors through this application for variances. The proposed building setbacks, height and the entire building envelope have not changed since City Council passed the zoning by-law amendments.
