Description
To alter the development standards for the 11-storey mixed-use building (35.8 m in height) containing commercial uses on the ground floor with 281 residential dwelling units (as approved under Site Specific Zoning By-Law 1289-2023, as amended by By-law 705-2024), by increasing the metric height of the building by 3 m, reducing the floor to ceiling height of the first storey, modifying building stepbacks, and reducing the width of 43 bicycle parking spaces on the below grade level 1 and the ground floor. There will be a total of 276 residential dwelling units on this lot. This proposal is not substantially in accordance with the previously approved Site Plan Control application (approved under File Number 20 22 140177 STE 04 SA). A new Site Plan Control application is required. The applicant has not submitted a new Site Plan Control application.

Comparison with similar applications
Lobbied applications are compared only with unlobbied applications of the same type, in the same ward, submitted in the same year and of the same size band (units or floor area from the description; sub-type for Committee of Adjustment files). Unlobbied applications are weighted to match the lobbied group. Raw lobbied versus unlobbied averages are not reported.

Submission to hearing. Approval and refusal rates are among applications with a recorded decision.
Large and complex applications attract both lobbying and longer reviews, and matching cannot remove every difference between applications, so a difference does not show that lobbying changed how an application was reviewed.
Lobbyists choose whom to contact, so a difference does not show a change of mind.
