Description

OLT SETTLEMENT: A 42-storey ("North Building") and 46-storey ("South Building") mixed-use towers with podium heights of approxmately 22 metres (along Kenneth Avenue) and 26 metres (along Sheppard Avenue East). A maximum gross floor area of residential and non-residential uses of 70,850square metres, of which, a maximum of 70,500 square metres of gross floor area will be for residential purposes, and a minimum of 250 square metres of gross floor area for non-residential space will be provided.at-grade.The buildings have a combined residential unit count of 1,136 units. A paved access from Kenneth Avenue will be provided, leading to 3 levels of below-grade parking, providing a total of 156 parking spaces; as well as 427 bicycle parking spaces. A 1.44 metre wide strip along Kenneth Avenue for the future right-of-way expansion and a 2.76 metre wide strip along Sheppard Avenue for the future right-of-way expansion are required. ORIGINAL DESCRIPTION: OPA & Rezoning Application proposes the development of 49 and 53-storey mixed-use towers above a 5-7-storey mixed use podium providing residential and commercial use at grade. The building will provide a total of 1,313 residential units, being a mix of studio, 1-bedroom, 2-bedroom, and 3-bedroom units. The building will also provide retail units at grade. A paved access from Kenneth Avenue will be provided, leading to 3 levels of below-grade parking, providing a total of 169 parking spaces; as well as 894 bicycle parking spaces. The proposed development provides a total GFA of 78,330.72 square metres and an FSI of 16.88. Additionally, the proposed development provides 2,569 square metres of indoor amenity space and 1,384 square metres of outdoor amenity space.
