Description
Original Proposal: The proposed OPA and rezoning and site plan applications are to allow for the redevelopment of thesubject site with an 11-storey (37.2 metres) mixed-use building that is comprised of an 11-storey element fronting on Victoria Park Avenue, 5-storey (16.2 metres) building element flanking Lynvalley Crescent and Greylawn Crescent, a 6-storey (19.2 metres) building element along the rear of the site and a central raised courtyard at the second level. The proposal incorporates 1,397 square metres of at-grade retail uses fronting on Victoria Park Avenue and 154 new rental residential units. The total gross floor area of the development is 14,951 square metres, resulting in an overall density of 3.05 floor space index (FSI). --- Revised Proposal: The proposed applications have been revised to allow for the redevelopment of the subject site with a 12 storey, 185 unit, mixed use building comprised of a 12 storey building massing fronting onto Victoria Park Avenue, 5 storey massing along Greylawn Crescent and Lynvalley Cescent and a 6 storey building mass along the east end of the site. The revised submission has retained the raised central courtyard at the second level. The total g.fa has increased to 16341 square metres in size.
