Description
Site Plan Approval application to permit three new buildings on the lands, comprising a 47-storey mixed-use building with 5,770 square metres of non-residential uses in the lower floors and 620 dwelling units, a 21-storey building with 300 dwelling units, and a 9-storey building with 65 dwelling units, including 27 replacement rental units. A 2,209 square metre public park and enhanced open spaces with a range of programming across the site are proposed. A new public street, which would extend Rose Avenue through to the northern boundary of the site and a series of private streets across the site are proposed. The proposal includes modifications to the layout and uses within the existing buildings to create new amenity and non-residential spaces, which would result in the loss of 27 existing rental dwelling units that would be replaced in the new 9-storey building. The remaining 2,197 rental dwelling units are proposed to be retained, along with 2,986 square metres of existing non-residential space. The existing and proposed buildings would result in 3,182 dwelling units with a gross floor area of 224,675 square metres, and 8,756 square metres of non-residential gross floor area, for a total gross floor area of 233,431 square metres across the site.
Linked lobbying registrations
These links are inferred by lobbyTO from file numbers and addresses named in the registration (task L2); the registry does not record which application a registration concerns.
Links between records are inferred by a model and are not reviewed by a person. Each link shows its score out of 1; moderate-confidence links (0.7 to 0.9) are wrong more often than high-confidence links. How links are scored

Comparison with similar applications
Lobbied applications are compared only with unlobbied applications of the same type, in the same ward, submitted in the same year and of the same size band (units or floor area from the description; sub-type for Committee of Adjustment files). Unlobbied applications are weighted to match the lobbied group. Raw lobbied versus unlobbied averages are not reported.

Submission to the first decision status seen in our daily loads (measured from launch). Approval and refusal rates are among applications with a recorded decision.
Large and complex applications attract both lobbying and longer reviews, and matching cannot remove every difference between applications, so a difference does not show that lobbying changed how an application was reviewed.
Lobbyists choose whom to contact, so a difference does not show a change of mind.
