Description

The proposed amendments to the City¿s Official Plan and Zoning By-laws would permit a development comprising approximately 35,200 square metres of residential gross floor area (about 557 units) and 368 square metres of retail space. The proposal also includes the conveyance of a 13.16¿metre-wide right¿of¿way along the northern portion of the subject lands for approximately 60.9 metres, providing a connection to Lake Shore Boulevard West (Area A). An additional 8¿metre-wide right¿of¿way is proposed along the northeasterly portion of the site, north of the planned seven¿storey component, extending approximately 61.76 metres along the eastern boundary and 48.82 metres along the western boundary. This area includes a two¿metre underground encumbrance to accommodate the parking garage (Area B).In accordance with Chapter 667 of the Toronto Municipal Code, the applicant is proposing the replacement of existing rental units with 30 new rental dwelling units.
