Description

Draft Plan of Subdivsion application for the creation of 4 lots to permit a 17-storey mixed-use building on the front (east) portion of the subject site, fronting onto Dufferin Street (Block 1), with retail fronting Dufferin Street. On the rear (west) portion of the site (Block 2), a 31-storey residential building is proposed fronting onto a new proposed north-south street, including grade-related units facing all sides. Collectively, the buildings are proposed to include 1,251 rental units and 1,650 square metres of at-grade retail space along Dufferin Street, with a total proposed gross floor area of approximately 82,250 square metres, resulting in a gross density of 5.05 FSI.
