Description

Revised Application (August 2021) : The revised submission has reduced the tower heights of each tower by 2 storeys, to 25 and 29 storeys (previously 27 and 31 storeys), 483 residential units, 522 vehicular and 393 bike parking spaces, 1 type G and 2, type C loading spaces, and an FSI of 5.0 times, in response to City staff comments. See related Site Plan Application No. 21 198274 ESC 20 SA.Original Application: Bousfields Inc. has submitted an application for a Zoning By-law Amendment to permit 2 new residential buildings in addition to the two existing apartment buildings on the subject property. The proposed buildings would be located in the area currently occupied by an existing 4-storey parking structure, which would be demolished. The proposed residential towers of 27 storeys (west tower) and 31 storeys (east tower), would be located above a 6-storey building base (podium). The proposal would have a total of 520 residential units comprising of 200 units in the west tower; 240 units in the east tower; and 80 units in the 6-storey building base. The proposed gross floor area of the new buildings (64, 664 square metres) and the existing residential buildings (28,548 square metres) would result in a Floor Space Index of 5.5 times the lot. A total of 882 vehicular parking spaces, 422 bicycle parking spaces, 1 type-G and 1 type-C loading spaces would be provided to service the proposed development
