Description

Official Plan and zoning by-law amendment application to permit the construction of a 14 storey building that is predominantly residential except for one retail space with a proposed size of 175 square metres. The proposal is 14 storeys tall (50.5 metres, including mechanical penthouse) building consisting of 13,536 square metres of gross floor area (GFA). In addition to the 14 storey building theres is a 4 storey addition that extends west of the site and is adjacent to low-rise neighbourhoods to the south. A total of 197 residential units are proposed: 111 one bedroom, 67 two-bedroom and 19 three bedroom. The floor space index (FSI) is 2.89 times the area of the lot. The proposal would retain and adaptively re-use a property designated under Part IV of the Ontario Heritage Act at 958 Broadview Avenue.
