Description

The City received an application to amend the Zoning By-law to permit a new high-rise residential building in the northwest corner of a 1.26 hectare site with two existing high-rise rental apartment buildings. The application was approved in principle by the Local Planning Appeal Tribunal (LPAT) following a settlement hearing and pursuant to an Order/Decision dated September 12, 2019. The LPAT-approved building is proposed to be 31-storeys (99 metres including mechanical penthouse) in height. The new building would include 263 dwelling units, 659 square metres of indoor amenity space and 278 square metres of outdoor amenity space. The application also includes new parkland in the south portion of the site on the north side Jackes Avenue and in close proximity to David A. Balfour Park, a new 581 square metre amenity pavilion along the eastern lot line which would be accessible to tenants of both the existing and proposed building, renovations to the amenity areas within each of the existing buildings, and overall site improvements.
