Description

The site is 10,325 sq.m. in size and is located on the south side of Military Trail between Kingston Road to the east and Old Kingston Road to the west . The property is located within the core area of the Highland Creek Village. An Official Plan Amendment, Zoning By-law Amendment and Site Plan Control application have been submitted for a 4-storey, 160 unit retirement home. The gross floor area of the proposed building is 13, 111 square metres. A total of 66 at grade parking spaces are proposed. The Official Plan Amendment application is required to amend Site and Area Specific Policy 293 to allow for the development of the retirement home and to reduce the righe-of-way of Military Trail from 27 metres to 23 metres. The Zoning By-law Amendment seeks to rezone the property from Multiple-Family Residential (M) in the Highland Creek Community Zoning By-law No. 10827 to Apartment Residential Zone (A).

Comparison with similar applications

Lobbied applications are compared only with unlobbied applications of the same type, in the same ward, submitted in the same year and of the same size band (units or floor area from the description; sub-type for Committee of Adjustment files). Unlobbied applications are weighted to match the lobbied group. Raw lobbied versus unlobbied averages are not reported.

Submission to the first decision status seen in our daily loads (measured from launch). Approval and refusal rates are among applications with a recorded decision.

Large and complex applications attract both lobbying and longer reviews, and matching cannot remove every difference between applications, so a difference does not show that lobbying changed how an application was reviewed.

Lobbyists choose whom to contact, so a difference does not show a change of mind.
