Description
To permit the severance of the rear portion of 2357/2359 Midland Avenue to create a new residential lot to be conveyed fronting on Montgomery Avenue. The proposed new lot is to be constructed with a new two-storey dwelling. No alterations to the existing dwelling are proposed which will remain on the proposed retained lot. This development proposal requires variances to the regulations of the existing Zoning By-law(s). NOTE: This application was deferred on May 5, 2022 in order to accurately identify all required variances to the Zoning By-laws. Cross Reference Minor Variance Applications A0341/20SC and A0342/20SC.

Comparison with similar applications
Lobbied applications are compared only with unlobbied applications of the same type, in the same ward, submitted in the same year and of the same size band (units or floor area from the description; sub-type for Committee of Adjustment files). Unlobbied applications are weighted to match the lobbied group. Raw lobbied versus unlobbied averages are not reported.

Submission to hearing. Approval and refusal rates are among applications with a recorded decision.
Large and complex applications attract both lobbying and longer reviews, and matching cannot remove every difference between applications, so a difference does not show that lobbying changed how an application was reviewed.
Lobbyists choose whom to contact, so a difference does not show a change of mind.
