Description
The land at 170 Leyton Avenue is developed with a semi-detached house (two semi-detached dwelling units). The owner is requesting consent to sever the land into two lots in order to convey the semi-detached dwelling units separately. The proposed lots would each have a frontage of approximately 6 m on Leyton Avenue and a lot area of approximately 183 m2. The proposed lots are shown as Part 1 and Part 2 on the attached Lot Division Plan. In November, 2014, the Committee of Adjustment approved variances from the zoning by-law to permit the proposed lot frontage and lot area for each semi-detached lot (File A225/14SC).

Comparison with similar applications
Lobbied applications are compared only with unlobbied applications of the same type, in the same ward, submitted in the same year and of the same size band (units or floor area from the description; sub-type for Committee of Adjustment files). Unlobbied applications are weighted to match the lobbied group. Raw lobbied versus unlobbied averages are not reported.

Submission to hearing. Approval and refusal rates are among applications with a recorded decision.
Large and complex applications attract both lobbying and longer reviews, and matching cannot remove every difference between applications, so a difference does not show that lobbying changed how an application was reviewed.
Lobbyists choose whom to contact, so a difference does not show a change of mind.
