Description

Note: The applications for consent and associated minor variances (Applications A0256/19SC and A0257/19SC) were previously considered by the Committee of Adjustment at its hearing held on June 16, 2020. The Committee of Adjustment deferred the applications at its meeting on June 16, 2020. The applicant has since revised the applications for minor variances. Purpose of the applications: Consent to sever the property into two residential lots. The proposed lot frontage for both the retained and conveyed lots (Parts 1 and 2) is 7.2 m. Each lot is proposed to have a lot area of 263.64 square metres. Each lot is to be developed for a new detached dwelling. The development proposal requires variances to the Zoning By-law(s), as outlined in the list of proposed variances below.

Comparison with similar applications

Lobbied applications are compared only with unlobbied applications of the same type, in the same ward, submitted in the same year and of the same size band (units or floor area from the description; sub-type for Committee of Adjustment files). Unlobbied applications are weighted to match the lobbied group. Raw lobbied versus unlobbied averages are not reported.

Submission to hearing. Approval and refusal rates are among applications with a recorded decision.

Large and complex applications attract both lobbying and longer reviews, and matching cannot remove every difference between applications, so a difference does not show that lobbying changed how an application was reviewed.

Lobbyists choose whom to contact, so a difference does not show a change of mind.
