Description
This application is for consent to sever the land at 28 Bexhill Avenue into two lots. The lots to be conveyed and retained would each have a frontage of 7.62 m on Bexhill Avenue and a lot area of approximately 241 m2. The lots are shown as Part 1 and Part 2 on the attached Lot Division Plan. The Ontario Municipal Board approved the severance of the land into two lots in 2015, but the conveyance was not carried out within two years and the approval lapsed (File B005/15SC). The owner is now requesting consent to sever the land into two lots in the same configuration as the proposal approved by the OMB.

Comparison with similar applications
Lobbied applications are compared only with unlobbied applications of the same type, in the same ward, submitted in the same year and of the same size band (units or floor area from the description; sub-type for Committee of Adjustment files). Unlobbied applications are weighted to match the lobbied group. Raw lobbied versus unlobbied averages are not reported.

Submission to hearing. Approval and refusal rates are among applications with a recorded decision.
Large and complex applications attract both lobbying and longer reviews, and matching cannot remove every difference between applications, so a difference does not show that lobbying changed how an application was reviewed.
Lobbyists choose whom to contact, so a difference does not show a change of mind.
