Description

To sever the property into two (2) residential lots (PART 1 (to be retained) and PART 2 (to be conveyed)). PARTS 1 and 2 are proposed to have lot frontages of 5.33 metres and proposed lot areas of 178.8 square metres. The existing dwelling is to be demolished and each proposed lot will contain a new, 2-storey, semi-detached dwelling requiring variances to the Zoning By-law as outlined in minor variance applications A0003/21SC and A0004/21SC. NOTE: A new public hearing is required due to an unforeseen technical mapping error. The consent and minor variance applications were previously considered by the Committee of Adjustment at its hearing on October 21, 2021.

Comparison with similar applications

Lobbied applications are compared only with unlobbied applications of the same type, in the same ward, submitted in the same year and of the same size band (units or floor area from the description; sub-type for Committee of Adjustment files). Unlobbied applications are weighted to match the lobbied group. Raw lobbied versus unlobbied averages are not reported.

Submission to hearing. Approval and refusal rates are among applications with a recorded decision.

Large and complex applications attract both lobbying and longer reviews, and matching cannot remove every difference between applications, so a difference does not show that lobbying changed how an application was reviewed.

Lobbyists choose whom to contact, so a difference does not show a change of mind.
