Description

To construct a new four-storey 16-unit apartment building with a front porch with stairs and an elevating device (platform lift), side (west) stairs and pedestrian ramp, and rear and side (east) second, third and fourth storey balconies. Also, to construct a new side (east) one-storey detached ancillary building (waste storage and mechanical room). There will be a total of 13 vehicular parking spaces, 3 motorcycle parking spaces, and 15 long-term and 5 short term bicycle parking spaces provided within a one-level below-grade garage with rear (south) access from the laneway. This current application is necessitated to correct and include variances not identified in the recently approved Minor Variance Decision A0055/26TEY for a four-storey 16-unit apartment building, as well as include additional variances related to the lot size reduction (City requested lane widening at the rear of the lot), below-grade garage, side (west) ramp, and front elevating device (platform lift).

Comparison with similar applications

Lobbied applications are compared only with unlobbied applications of the same type, in the same ward, submitted in the same year and of the same size band (units or floor area from the description; sub-type for Committee of Adjustment files). Unlobbied applications are weighted to match the lobbied group. Raw lobbied versus unlobbied averages are not reported.

Submission to hearing. Approval and refusal rates are among applications with a recorded decision.

Large and complex applications attract both lobbying and longer reviews, and matching cannot remove every difference between applications, so a difference does not show that lobbying changed how an application was reviewed.

Lobbyists choose whom to contact, so a difference does not show a change of mind.
