Description
To alter the existing two-and-one-half-storey detached mixed-use building (basement level is considered the first storey) by converting it into fully residential use, with two basement walkouts at the north and south-west corner, and an exterior west side staircase connecting the ground level to the south side second storey terrace. Also, there will be a total of two rear car parking spaces (one accessible parking space), 16 bicycle parking spaces (12 long-term at the basement level and four short-term in the rear yard), and seven exterior bins in the rear yard. There will be a total of 24 residential dwelling units, consisting of 19 studio units, four one-bedroom units, and one two-bedroom unit on this lot. This application is necessitated to legalize and to maintain the existing 11 dwelling units (currently 10 units proposed) on the main floor and conversion of office spaces into residential dwelling units at the basement level, which was constructed without an authorized building permit.
