Description
The subject site will contain one residential apartment building and one non-residential building, connected by an underground parking garage (Level P1). This application is to alter the development standards for the 29-storey residential apartment building (Building 'A'), approved under Site Specific Zoning By-Law 1289-2022(OLT), by increasing the height (at the southeast corner of the tower that will have stepping down of heights), number of storeys (from 29-storeys to 36-storeys), total gross floor area on-site, total residential gross floor area on-site, number of dwelling units, and permitted balcony projections (on the east and west sides of the building). Also, to permit reducing building setbacks, separation distances, and the number of long-term and short-term residential bicycle parking spaces. There will be a total of 452 residential dwelling units on the lot (within Building 'A'). It should be noted that the 6-storey non-residential building (Building 'B') will be maintained as approved under the Site Specific By-law. A Site Plan Control application (File Number 20 22 140254 STE 09 SA) is currently under review.
