Description

To convert the existing two-and-one-half-storey semi-detached (heritage) building with five residential dwelling units into an apartment building with nine residential dwelling units. This will be completed by constructing a rear three-storey addition, a side (north) third storey addition, side (north) second and third floor balconies, a side (north) ground floor deck with stairs, a rear landing with stairs, and side (north), and a rear basement walkout. Also, to construct a two-storey ancillary building (to contain one laneway suite with one parking space on the ground floor) in the rear yard, abutting the laneway. The existing garage will be demolished. There will be a total of ten residential dwelling units on this lot (nine units within the apartment building and one unit within the ancillary building).

Comparison with similar applications

Lobbied applications are compared only with unlobbied applications of the same type, in the same ward, submitted in the same year and of the same size band (units or floor area from the description; sub-type for Committee of Adjustment files). Unlobbied applications are weighted to match the lobbied group. Raw lobbied versus unlobbied averages are not reported.

Submission to hearing. Approval and refusal rates are among applications with a recorded decision.

Large and complex applications attract both lobbying and longer reviews, and matching cannot remove every difference between applications, so a difference does not show that lobbying changed how an application was reviewed.

Lobbyists choose whom to contact, so a difference does not show a change of mind.
