Description
To alter the development standards for the 9-storey mixed-use building (35 m in height to the top of the mechanical penthouse) containing commercial uses on the ground and mezzanine floors with side (west) second-floor terraces and a side (east) rooftop amenity terrace (approved under Site Specific Zoning By-Law 291-2024), by increasing the metric height of the first, second, sixth, and eighth storeys (by 0.7 m, 2.45 m, 0.5 m, and 0.4 m respectively), with a maximum building height of 35 m to the top of the ninth storey (excluding the mechanical penthouse). Also, to increase the total gross floor area, modify building setbacks and reduce the minimum required accessible residential occupant parking spaces within the underground parking garage. There will be a total of 78 residential dwelling units on this lot. A related Site Plan Control Application (File Number 23 141092 STE 14 SA) is currently under review.
