Description

To construct a new seven-storey detached residential building (multiplex), with a ground floor front entrance canopy, a rear ground floor terrace, rear balconies on the second to sixth levels, front and rear rooftop terraces, and a rear outdoor amenity area on the seventh level. There will be a total of 6 residential dwelling units on this lot. Also, there will be 1 surface visitor parking space in the rear yard, and a total of 12 parking spaces (of which 2 are accessible parking spaces), and 6 long-term bicycle parking spaces (to be provided within a two-level underground parking garage (with elevator access)). This application is necessitated to reflect the variances required for a seven-storey residential building, as well as the variances that were previously approved under Minor Variance Decision A0683/25TEY, but still apply.

Comparison with similar applications

Lobbied applications are compared only with unlobbied applications of the same type, in the same ward, submitted in the same year and of the same size band (units or floor area from the description; sub-type for Committee of Adjustment files). Unlobbied applications are weighted to match the lobbied group. Raw lobbied versus unlobbied averages are not reported.

Submission to hearing. Approval and refusal rates are among applications with a recorded decision.

Large and complex applications attract both lobbying and longer reviews, and matching cannot remove every difference between applications, so a difference does not show that lobbying changed how an application was reviewed.

Lobbyists choose whom to contact, so a difference does not show a change of mind.
