Description
OPA & Rezoning Application proposes the phased redevelopment of the subject site with five mixed-use and residential buildings ranging in height from 10 to 49 storey's. The proposed development will provide a total of 3,635 residential units and approximately 3,385.3 m² of ground-floor retail space within Buildings A, C, and D. The development includes 1,388 vehicular parking spaces, 2,750 bicycle parking spaces, and 11 loading spaces. A new public street connecting Sheppard Ave E and Victoria Park Ave, complete with sidewalks and dedicated cycling facilities, is also proposed, along with a new 0.26-hectare public park and enhanced pedestrian connections throughout the site. The proposed development provides a total gross floor area of 241,359.6 m², including 237,944.8 m² of residential GFA, resulting in an overall FSI of 7.50.
