Description

The subject site has been developed as a single-storey commercial plaza comprised of four buildings with a total gross floor area of 4,877 square metres. The buildings have been recently completed and will be occupied by a mix of retail, restaurant and service commercial uses. The proposed Official Plan Amendment would redesignate the easterly portion of the subject lands from Core Employment Areas to General Employment Areas and would introduce a Site and Area Specific Policy (SASP) applicable to the subject site. The SASP would permit retail and service commercial uses across the entirety of the site, which is currently split designated as Core Employment Areas and General Employment Areas by the City of Toronto Official Plan. The SASP would also prohibit major retail developments of 6,000 square metres or more of gross floor area.

Comparison with similar applications

Lobbied applications are compared only with unlobbied applications of the same type, in the same ward, submitted in the same year and of the same size band (units or floor area from the description; sub-type for Committee of Adjustment files). Unlobbied applications are weighted to match the lobbied group. Raw lobbied versus unlobbied averages are not reported.

Submission to the first decision status seen in our daily loads (measured from launch). Approval and refusal rates are among applications with a recorded decision.

Large and complex applications attract both lobbying and longer reviews, and matching cannot remove every difference between applications, so a difference does not show that lobbying changed how an application was reviewed.

Lobbyists choose whom to contact, so a difference does not show a change of mind.
