Description
Zoning By-law Amendment application proposes several modifications to the Zoning By-law (By-law 1082-2022) that was approved by Council on July 22, 2022 for the Arbo Neighbourhood Phase 1. Included in the proposed modifications is a revision to Regulation 5(rr) of By-law 1082-2022 to increase the maximum unit count from 1,400 units to 1,700 units. In addition, a modification is being sought to revise Regulation 5(ss) regarding the size of 2-bedroom and 3-bedroom units to allow for greater design flexibility and to accommodate the proposed units within the permitted gross floor area under By-law 1082-2022. The proposed Zoning By-law Amendment will not alter any other site specific performance standards that were previously approved under By-law 1082-2022, including maximum total gross floor area, minimum non-residential gross floor area, setbacks or height.
