Description

Official Plan and Zoning By-law Amendment application to redevelop the southeast and southwest corners of the site at 310-330 Front Street West with two new mixed-use buildings. The proposed 70-storey tower to be located at the southeast corner (310 Front St. W.) would contain 929 residential units, 440 square metres of retail at grade and a total GFA of 58,849 square metres. The proposed 65-storey tower to be located at the southwest corner (330 Front St. W.) would contain 853 residential units, 303 square metres of retail at grade and a total GFA of 54,100 square metres. The existing enclosed atrium currently connecting the existing three buildings on the site is proposed to be replaced with a partially covered public plaza at the centre of the site. The site currently contains 399 parking spaces located in a 3-storey underground garage. These parking spaces will be retained but some will be reallocated for residential uses. An existing ramp and surface parking at the northwest corner of the site will be removed. A new, two-way vehicle ramp will be provided off Blue Jays Way at 330 Front St W. This application replaces the previously approved development at 310 Front St W. (File No. 21-146121 STE 10 OZ).

Comparison with similar applications

Lobbied applications are compared only with unlobbied applications of the same type, in the same ward, submitted in the same year and of the same size band (units or floor area from the description; sub-type for Committee of Adjustment files). Unlobbied applications are weighted to match the lobbied group. Raw lobbied versus unlobbied averages are not reported.

Submission to the first decision status seen in our daily loads (measured from launch). Approval and refusal rates are among applications with a recorded decision.

Large and complex applications attract both lobbying and longer reviews, and matching cannot remove every difference between applications, so a difference does not show that lobbying changed how an application was reviewed.

Lobbyists choose whom to contact, so a difference does not show a change of mind.
