Description

The application proposes six new towers and one new mid-rise ranging in height from 14-storeys to 34-storeys, with a total of 2,670 residential units and 1,000 square metres of at-grade retail space. A new L-shaped public road provides access to the site from Walsh Avenue in the north and from Wilson Avenue in the east. A private looped driveway extends from the public road to provide access to the site¿s underground parking entrances and at-grade pick-up and drop-off areas in the centre of the site. A new public park is proposed on the eastern side of the site with frontage onto Walsh Avenue, Wilson Avenue, and the new public road. A new outdoor amenity area is proposed in the centre of the site, and two mid-block connections with pedestrian access easements connect the centre of the site to adjacent public streets.

Comparison with similar applications

Lobbied applications are compared only with unlobbied applications of the same type, in the same ward, submitted in the same year and of the same size band (units or floor area from the description; sub-type for Committee of Adjustment files). Unlobbied applications are weighted to match the lobbied group. Raw lobbied versus unlobbied averages are not reported.

Submission to the first decision status seen in our daily loads (measured from launch). Approval and refusal rates are among applications with a recorded decision.

Large and complex applications attract both lobbying and longer reviews, and matching cannot remove every difference between applications, so a difference does not show that lobbying changed how an application was reviewed.

Lobbyists choose whom to contact, so a difference does not show a change of mind.
