Description

Site Plan proposal for the first phase of development for the Victory Silos Site North Block, bounded by Lake Shore Boulevard East to the north and the planned extensions of Parliament Street, Queens Quay East and Trinity Street to the west, south and east, respectively. The North Block is approximately 3,690 square metres in size and will be developed with a 41-storey mixed-use building comprised of a 11-storey podium 2 building and a 30-storey tower element located at the west end of the block. The height of the building is 130 metres, excluding the mechanical penthouse. The building has a total gross floor area of approximately 46,316 square metres, including approximately 44,975 square metres of residential gross floor area and approximately 1,341 square metres of non-residential gross floor area, which results in an overall density of 12.55 FSI. The development consists of a total of 691 units: 42 studio units, 339 1-bedroom units, 241 2-bedroom units and 69 3-bedroom units. A total of 227 automobile parking spaces (165 spaces for residents, 44 spaces for visitors and 18 spaces for retail uses) and a total of 704 bicycle parking spaces (633 long-terms spaces and 71 short-term spaces) are provided in the building, as well as a Type G loading space and a Type C loading space.
