Description

**The OLT issued the Final Order on the ZBA appeal (OLT-23-000969) and adjourned the site plan appeal (OLT-23-000970). The site plan appeal is currently in the OLT's 'closed file status' list as the applicant has not made any progress. When the site plan re-activates, the City cannot issue NOAC until the applicant withdraws the site plan appeal, or the site plan appeal is otherwise resolved with the OLT.** The application proposes one new tower 27-storeys in height, with a total of 305 residential units. The tower is located in the western portion of a site that is already developed with an existing shopping plaza and surface parking lot. The existing private driveway to the shopping plaza will also provide access to the tower and its associated surface parking and pick-up and drop-off areas from York Gate Boulevard in the west. A new POPS is proposed south of the tower that will connect to future public realm elements envisioned for the block through the Jane Finch Secondary Plan.

Comparison with similar applications

Lobbied applications are compared only with unlobbied applications of the same type, in the same ward, submitted in the same year and of the same size band (units or floor area from the description; sub-type for Committee of Adjustment files). Unlobbied applications are weighted to match the lobbied group. Raw lobbied versus unlobbied averages are not reported.

Submission to the first decision status seen in our daily loads (measured from launch). Approval and refusal rates are among applications with a recorded decision.

Large and complex applications attract both lobbying and longer reviews, and matching cannot remove every difference between applications, so a difference does not show that lobbying changed how an application was reviewed.

Lobbyists choose whom to contact, so a difference does not show a change of mind.
