Description
Zoning By-Law Amendment Application to permit two infill residential buildings of 11 and 12 storeys in height, resulting in an additional 36,863 square metres of residential gross floor area and a density of 5.60 FSI on the subject site. A public park of 929.1 square metres is proposed on the south side of the site. The proposal would result in the demolition of 9 townhouse units and replacement of 2 ground floor units within the existing rental apartment building. The existing 34-storey residential building would be retained. This circulation is the result of the City Council adoption of the proposed Settlement of March 29, 2023 for the Zoning By-law Amendment application which had been appealed to the Ontario Land Tribunal. The Ontario Land Tribunal approved the settlement in principle, withholding its final Order subject to the conditions set out in the City Council decision. Please see submission dated September 2, 2023.

Comparison with similar applications
Lobbied applications are compared only with unlobbied applications of the same type, in the same ward, submitted in the same year and of the same size band (units or floor area from the description; sub-type for Committee of Adjustment files). Unlobbied applications are weighted to match the lobbied group. Raw lobbied versus unlobbied averages are not reported.

Submission to the first decision status seen in our daily loads (measured from launch). Approval and refusal rates are among applications with a recorded decision.
Large and complex applications attract both lobbying and longer reviews, and matching cannot remove every difference between applications, so a difference does not show that lobbying changed how an application was reviewed.
Lobbyists choose whom to contact, so a difference does not show a change of mind.
