Description

Plan of subdivision to permit the creation of a new public street, one open space block along the East Don River, and two development blocks. Plan of Subdivision is to implement Official Plan and Rezoning applications (City File 11 331945 NNY 24 OZ) that were approved at the Local Planning Appeal Tribunal in 2013. The 2013 approval permits a mixed use development comprised of an existing office development, and three new mixed use buildings with 5 new residential towers for a total maximum gross floor area of 3.94 times the area of the lot. A maximum of 1,478 dwelling units and a total combined gross floor area of 159,779 square metres is permitted. See former OMB (currently LPAT decisions dated October 22, 2013 and November 20, 2013 in File No. PL 120751 and PL120752).

Comparison with similar applications

Lobbied applications are compared only with unlobbied applications of the same type, in the same ward, submitted in the same year and of the same size band (units or floor area from the description; sub-type for Committee of Adjustment files). Unlobbied applications are weighted to match the lobbied group. Raw lobbied versus unlobbied averages are not reported.

Submission to the first decision status seen in our daily loads (measured from launch). Approval and refusal rates are among applications with a recorded decision.

Large and complex applications attract both lobbying and longer reviews, and matching cannot remove every difference between applications, so a difference does not show that lobbying changed how an application was reviewed.

Lobbyists choose whom to contact, so a difference does not show a change of mind.
