Description

Site Plan Control application for a new 20-storey mixed-use building with retail uses at grade and rental apartment units occupying the upper floors. The new 20-storey building would replace the existing 3-storey building on the property. The two existing 21-storey rental apartment buildings will be retained, with some modifications to the ground levels. An addition to the north side of the easternmost existing apartment building is also proposed. The proposed development includes 340 new rental apartment units and a net increase of 23,942 square metres of GFA. An area of 432.3 square metres at the northeast corner of the site will be conveyed to the City as public parkland and will form part of the future Rees Street Park. A north-south mid-building connection is proposed through the new 370 Queens Quay West building. Provision for a future east-west mid-building connection will be secured through the existing 350 Queens Quay West building.

Comparison with similar applications

Lobbied applications are compared only with unlobbied applications of the same type, in the same ward, submitted in the same year and of the same size band (units or floor area from the description; sub-type for Committee of Adjustment files). Unlobbied applications are weighted to match the lobbied group. Raw lobbied versus unlobbied averages are not reported.

Submission to the first decision status seen in our daily loads (measured from launch). Approval and refusal rates are among applications with a recorded decision.

Large and complex applications attract both lobbying and longer reviews, and matching cannot remove every difference between applications, so a difference does not show that lobbying changed how an application was reviewed.

Lobbyists choose whom to contact, so a difference does not show a change of mind.
