Description
Revised Application Submitted January 31, 2019: The Applicant, 1177 Danforth Avenue Ltd., has submitted a revised site plan application to develop the site, municipally known as 1177 Danforth Avenue, with a 9 storey mixed-use residential condominium building with a total height of 29.75 m (32 m including mechanical penthouse). The total FSI is 4.3 times the lot area. The Applicant is also proposing 65 vehicle parking spaces and 115 bicycle parking spaces to be placed at-grade and within two levels of below grade parking. This site plan application has been submitted following approval of the associated rezoning application (15-177455 STE 30 OZ), which was approved by Council on July 4, 2017 (see By-laws 820-2017 and 821-2017).

Comparison with similar applications
Lobbied applications are compared only with unlobbied applications of the same type, in the same ward, submitted in the same year and of the same size band (units or floor area from the description; sub-type for Committee of Adjustment files). Unlobbied applications are weighted to match the lobbied group. Raw lobbied versus unlobbied averages are not reported.

Submission to the first decision status seen in our daily loads (measured from launch). Approval and refusal rates are among applications with a recorded decision.
Large and complex applications attract both lobbying and longer reviews, and matching cannot remove every difference between applications, so a difference does not show that lobbying changed how an application was reviewed.
Lobbyists choose whom to contact, so a difference does not show a change of mind.
