Description

Resubmission received on September 21, 2016: The Applicant has submitted a revised OPA/Rezoning Application # 15 256717 STE 30 OZ and Site Plan Application # 15 256718 STE 30 SA for the lands at 1117 and 1119 Gerrard Street East. The site is currently developed with a Place of Worship (the former Riverdale United Church) at 1117 Gerrard Street East and an existing five-storey apartment building containing 29 alternative housing rental units. The development applications submitted to the City contemplate the demolition of the existing Place of Worship, and to redevelop the lands for a five-storey building, containing 35 new alternative housing units, generally intended for low-income seniors, and approximately 235 square metres of community centre space (Parent Resource Centre) at-grade. The owner is also intending to add a new rental unit to the existing 29 unit, five-storey building at 1119 Gerrard Street East, thus bringing the total new rental units through this development application to 36 (1 new unit at 1119 Gerrard Street East and 35 new units at 1117 Gerrard Street East). The 36 new rental units will replace 36 rent-geared-to-income units at 835-841 Queen Street East, which is currently subject to a rental housing demolition application (File # 14 153558 STE 30 RH) through Section 111 of the City of Toronto Act, 2006.

Comparison with similar applications

Lobbied applications are compared only with unlobbied applications of the same type, in the same ward, submitted in the same year and of the same size band (units or floor area from the description; sub-type for Committee of Adjustment files). Unlobbied applications are weighted to match the lobbied group. Raw lobbied versus unlobbied averages are not reported.

Submission to the first decision status seen in our daily loads (measured from launch). Approval and refusal rates are among applications with a recorded decision.

Large and complex applications attract both lobbying and longer reviews, and matching cannot remove every difference between applications, so a difference does not show that lobbying changed how an application was reviewed.

Lobbyists choose whom to contact, so a difference does not show a change of mind.
