Description

The Applicant, Daniels Leslieville Corporation, has submitted a revised Site Plan (File #15 214418 STE 30 SA) application, which follows City Council approval on October 5, 2016 of the associated rezoning (File # 15 214416 STE 30 OZ) application (see by-laws 975-2016 and 976-2016). The application is being submitted to permit the development of a 6 storey mixed-use building, with a maximum height of 20 metres (23.5 metres to the roof of the mechanical penthouse) and a maximum FSI of 3.8. The proposed building will maintain at grade retail fronting Queen Street East, three grade-related residential units fronting onto the public laneway to the south and 5 storeys of residential units above. In total, 59 residential units are proposed, with a gross floor area of approximately 5,239.2 square meters and 320.7 square metres of retail space at grade. The proposal includes 37 parking spaces in one level of below-grade parking, including 4 visitor parking spaces, with access from the public laneway. The proposal also includes 97 resident and visitor bicycle parking spaces located at-grade and in the below-grade parking level.
