Description
Proposed 11-storey mixed-use building at 847-855 Kingston Road with 99 residential units. It would have a total gross floor area of approximately 7,195 square metres, including 6,823 square metres of residential space and 371 square metres of retail commercial space at grade. 32 vehicle parking spaces, 109 bicycle parking spaces and 1 Type G loading space is proposed. This file was originally circulated and commented on as a 7-storey proposal containing 29 residential units, ground floor commercial, and 2 levels of below grade parking at 847-853 Kingston Rd. The property at 855 Kingston Rd has since been purchased, and the proposal has been updated to reflect the new lot consolidation.

Comparison with similar applications
Lobbied applications are compared only with unlobbied applications of the same type, in the same ward, submitted in the same year and of the same size band (units or floor area from the description; sub-type for Committee of Adjustment files). Unlobbied applications are weighted to match the lobbied group. Raw lobbied versus unlobbied averages are not reported.

Submission to the first decision status seen in our daily loads (measured from launch). Approval and refusal rates are among applications with a recorded decision.
Large and complex applications attract both lobbying and longer reviews, and matching cannot remove every difference between applications, so a difference does not show that lobbying changed how an application was reviewed.
Lobbyists choose whom to contact, so a difference does not show a change of mind.
