Description
Revised Application Submitted on December 15, 2017: The Applicant, Belleterre Real Estate Partners Limited, has submitted a revised application for Site Plan Control, which proposes the development of a 5-storey, 13,447 m2, self-storage warehouse (Storage Warehouse, Class A) over two phases of construction. Loading docks for the proposed storage use will be provided and will be located internal to the proposed building. A 371 m2 Designer's Studio is proposed to be located on the ground floor of the 5-storey building. A total of 40 parking spaces, 6 bicycle parking spaces, and 4 loading spaces are proposed to serve the development. The site has a total area of 18,245 m2; however, the development will be located only on the northern portion of the site, which maintains an area of 6,638 m2. Please note that the site is subject to the Lower Don Special Policy Area. Also note that the approval for this site plan now rests with the Ontario Municipal Board (OMB). The OMB issued a decision on July 4, 2016 (Case # MM150067) allowing the development to proceed in its proposed location, and issued a subsequent oral decision on July 27, 2017, requesting to resolve this matter within 20 business days of final site plan submission to City staff. As Planning and Legal staff have been directed to respond to the OMB with a full and final NOAC, please ensure your comments include final pre- and post-approval conditions.
