Description

Site Plan Approval Application for the proposed 41-storey mixed-use building. The purpose of the site plan re-submission is to revise the existing site plan application to reflect the decision of the Committee of Adjustment. Background: In 2016, Site Plan Control approval was granted for a 37-storey mixed use building, including a 7-storey base building. On May 17, 2018, the Committee of Adjustment approved minor variance application A1330/17TEY to increase the overall gross floor area (residential and non-residential) of the building, increase the number of residential dwelling units, increase the maximum building height, reduce the number of parking spaces and decrease the amount of outdoor amenity space.

Comparison with similar applications

Lobbied applications are compared only with unlobbied applications of the same type, in the same ward, submitted in the same year and of the same size band (units or floor area from the description; sub-type for Committee of Adjustment files). Unlobbied applications are weighted to match the lobbied group. Raw lobbied versus unlobbied averages are not reported.

Submission to the first decision status seen in our daily loads (measured from launch). Approval and refusal rates are among applications with a recorded decision.

Large and complex applications attract both lobbying and longer reviews, and matching cannot remove every difference between applications, so a difference does not show that lobbying changed how an application was reviewed.

Lobbyists choose whom to contact, so a difference does not show a change of mind.
