Description

An application to amend City of Toronto Zoning By-law No. 438-86 to permit a mixed use development with a 23-storey tower and a 52-storey tower containing 776 residential condominium units on a shared 7-storey podium. The podium would contain retail uses at grade and five storeys of above grade parking with 185 parking spaces for residents and 47 parking spaces for visitors. Above grade parking is required because the TTC subway tunnel runs the length of the property. The height of the towers would be 80 and 174 metres (including mechanical penthouse). Driveway access and servicing would be from Maitland Place. The lobbies for the residential condominiums would be on Alexander Street and Maitland Street.

Comparison with similar applications

Lobbied applications are compared only with unlobbied applications of the same type, in the same ward, submitted in the same year and of the same size band (units or floor area from the description; sub-type for Committee of Adjustment files). Unlobbied applications are weighted to match the lobbied group. Raw lobbied versus unlobbied averages are not reported.

Submission to the first decision status seen in our daily loads (measured from launch). Approval and refusal rates are among applications with a recorded decision.

Large and complex applications attract both lobbying and longer reviews, and matching cannot remove every difference between applications, so a difference does not show that lobbying changed how an application was reviewed.

Lobbyists choose whom to contact, so a difference does not show a change of mind.
